Guest agreement
In making a booking you are accepting our terms and conditions.
The number of people occupying a cottage is to be agreed at the time of booking.
Guests’ visitors are not permitted unless previously agreed with the owners.
Group-bookings of single sex parties are not allowed unless by special arrangement.
We have a strict NO SMOKING policy and we ask our guests to adhere to this, it is Scots law. Failure to comply to this legal requirement will result in the booking contract being terminated and will result in guests being vacated from the premises. No refund will be given.
With the exception of guide dogs, pets will not be allowed. Please be aware the cottage owners’ dog is often running free and we therefore do not take any responsibility for guide dogs. Guide dogs owners’ are to ensure any fouling is cleaned immediately. The guide dogs are not allowed on any furniture. The dogs are kept on the lead outside the cottage at all times.
Check in time is any time after 4pm, unless by arrangement; check-out time is 10am on the day of departure.
A deposit of 50% to be paid at the time of booking and is non refundable if the booking is cancelled anytime after 14 days from the booking date. The balance payable 4 weeks prior to arrival (no reminder sent). Where deposit / balances are more than 14 days in arrears the booking and deposit will be forfeit, at which time we reserve the right to re-let the holiday.
We accept cash and cheques supported by cheque guarantee card only. Late bookings to be paid in cash only.
In the event of a cancellation, the deposit would be refunded in full up to 14 days from the original booking date. If the cancellation is made less than 4 weeks prior to arrival, then all monies will be forfeit. Late bookings (4 weeks or less, prior to arrival date) would require payment in full at the time of booking. Cancellations after that period would be handled as above. We recommend guests’ take out their own holiday insurance.
The owners accept no responsibility or liability whatsoever for personal injury to the guest and/or his/her invitees, or loss or damage to their property or possessions on the owners’ premises.
Guests are not permitted to enter the grounds of the farm outside the perimeter of the guests allocated area without prior permission of the owners.
By prior agreement of the owners, guests may enter the farm but do so at their own risk.
The tenancy granted by this agreement is not an assured tenancy and that no statutory periodic tenancy will arise when it ends. In the event of the accommodation becoming unavailable (e.g. through fire or illness etc.,) a full refund will be made limited to the amount of rent paid. The owners accept no liability above the value of monies already paid. We strongly recommend you take out holiday insurance.
A £60 per week Good Housekeeping deposit is required at time of booking, £120 for Christmas and New Year bookings. This is refunded in full 7 days after departure providing all booking terms are adhered to:-
The guests shall keep the Property and all furniture, fixtures, fittings and effects in, on or around the cottages in the same state of repair as at the beginning of the holiday, and shall leave the cottages in the same state of cleanliness and general order in which it was found. The guests must report and pay to the owner the cost of any damage or breakages made during their holiday occupancy. The guests’ right to occupy the cottages may be forfeited without compensation if:-
(a) More people than specified at booking or pets, attempt to take up occupation.
(b) Overnight guests are entertained without the Owners express permission.
(c) Any activity is undertaken which may cause unreasonable damage, noise or disturbance.
(d) Guest smoke within the cottages.
(f) Guests leaving after 10.15 am will incur a £40 penalty charge, to be paid in cash.
Owners reserve the right to enter the property at any reasonable time for urgent repair or maintenance.
Guests wishing to use the wood burning stoves do so at their own risk and should always use the fire guards providing. Guests should take particular care that once alight, the stoves and flues become very hot and should never be touch.
Guests should take care that the hot water and heated towel rails become very hot.
Any gifts of food and drink given by the owners to guests are consumed by guests at their own risk.
The guest must accept minor differences between text/photograph/illustrations on the website and the actual property.
